Water damage and mold issues are two of the most common surprises in a real estate transaction — and among the most negotiable, if they're documented clearly before closing rather than discovered after. We inspect for both, not just one or the other, since a moisture problem and a mold problem are usually the same underlying issue at two different stages.
We inspect for water damage, moisture intrusion, visible mold, and the conditions that tend to cause them — grading, ventilation, past leaks, plumbing failures — and provide clear documentation buyers, sellers, and agents can actually use in a transaction. Where it's warranted, we also perform atmospheric testing: air sampling that measures mold spore levels in the indoor air, which can catch a problem that isn't visible on the surface and gives an objective, lab-analyzed baseline instead of a visual guess.
If we do find something and the buyer or seller authorizes it, we can move directly into remediation — typically mold remediation — instead of just handing over a report and stepping back. That's the advantage of working with a company that does both the inspection and the actual repair work.
What's Included in an Inspection
We check the areas most likely to hide water damage or mold — under sinks, around water heaters, in crawlspaces and attics, along exterior walls, and anywhere a past leak has been reported or suspected. We use moisture meters to check materials that look dry but may not be, document any visible mold or water staining, and note conditions — like poor ventilation or grading that directs water toward the foundation — that tend to cause problems down the line. When atmospheric testing is warranted, we collect air samples and send them to an independent lab for spore count and species analysis.
