Water Damage Restoration
Extraction, structural drying and moisture monitoring after burst pipes, supply-line failures and flooding.

A water loss doesn't stop doing damage the moment the water is gone. Wet framing, insulation, and subfloor keep breaking down for days or weeks after the initial event if they aren't dried properly — which is why extraction speed and verified drying matter more than how the room looks on day one.
We start with extraction to pull standing water out fast, then set up commercial air movers and dehumidifiers sized to the actual affected area. We track moisture content in the materials themselves — not just the air — with meters, and we don't call a room dry until the readings confirm it, not until it looks dry.
Whether it's a burst supply line, a failed water heater, or storm intrusion, the same process applies: stop the source, extract, dry to verified dry-standard, then hand off to rebuild if needed.
How the Process Works, Start to Finish
The first thing we do on-site is map the damage — where the water traveled, what it touched, and how deep it soaked into subfloor, insulation, and framing, using moisture meters rather than guesswork. From there we extract standing water, remove anything that can't be dried (waterlogged carpet pad, saturated insulation), and set commercial air movers and dehumidifiers sized to the actual affected square footage. We check moisture readings daily and don't pull equipment until the numbers confirm the structure is back to a normal dry standard, not just until it looks dry to the eye.
What Affects Cost and Timeline
Three things drive most of the variation in a water damage job: how contaminated the water is (a clean supply-line break dries faster and cheaper than a sewage-adjacent loss), how long the water sat before anyone called (a few hours versus a few days changes what has to be removed versus what can be dried in place), and how many rooms or floors it reached. A single-room supply-line leak caught same-day might dry in 3 days with minimal material loss; a multi-room loss that sat over a weekend usually means removing more drywall and flooring and a longer dry-out.
Water Damage Restoration FAQ
How long does structural drying take?
Most residential water losses dry in 3–5 days with commercial equipment running continuously, though it depends on how much material absorbed water and for how long.
Do I need to move out during drying?
Usually not — air movers and dehumidifiers run in place, and most homeowners stay in the home while we dry it, though heavily affected rooms may be closed off temporarily.
What's the difference between clean water and contaminated water damage?
Category 1 water (a clean supply line or appliance break) is the least invasive to treat. Category 2 ("gray water," like a washing machine overflow) and Category 3 (sewage or flooding) carry contamination that requires more materials to be removed rather than dried and disinfected, which changes both cost and timeline.
Will homeowners insurance cover water damage restoration?
Often yes, if the damage is sudden and accidental — like a burst pipe — rather than a long-term maintenance issue. We document everything as we work so you have what you need if you decide to file, but whether to file is your call.
Do you have to remove my flooring or drywall?
Only what can't be fully dried and verified dry. Hard-surface flooring and most drywall above the waterline can often be dried in place; saturated carpet pad, insulation, and drywall that wicked water for an extended period usually can't be salvaged.
What happens if water damage isn't dried properly?
Trapped moisture behind walls or under flooring is exactly what leads to mold within a couple of days, plus ongoing structural issues in wood framing and subfloor. That's why we verify dryness with meters before closing out a job, not just visually.
